DCB Group Invests 13,000 sq m of Offices in Lyon’s Part-Dieu Tower
Lyon, February 10 – Lyon-based real estate developer DCB International has announced the acquisition of 13,000 square meters of office space located in the Part-Dieu Tower. This operation, completed after a significant transformation program, is part of a long-term strategy of ownership and valorization within Lyon’s main business district.
An Operation Stemming from the “Crayon” Renovation
This acquisition follows an extensive transformation program carried out on eleven office floors of the Part-Dieu Tower, also known as “the Crayon.” Over nineteen months, DCB International conducted a complete asbestos removal followed by a full renovation of the spaces, leading to a sustained commercialization rate of 95% of the building.
The renovated floors now host a diverse range of occupants, including the Métropole de Lyon, as well as consulting firms, engineering companies, and liberal professions.
Offices Compliant with Tertiary Decree Requirements
The rehabilitated spaces already meet the 2040 objectives of the tertiary decree, which regulates the reduction of energy consumption in professional real estate. This environmental performance contributes to strengthening the attractiveness of the real estate complex, located in the heart of the Part-Dieu district.
A Strategic Shift Towards Patrimonial Investment
With this operation, the DCB Group affirms its desire to establish a lasting presence in Part-Dieu, not only as a developer but also as an owner-investor. The objective is now to support the life of the buildings beyond their delivery, in a continuous logic of animation and valorization of assets. This orientation marks a strategic evolution, aiming to progressively strengthen the group’s real estate investment activity, similar to a property company.

Didier Caudard Breille, President of DCB International, emphasized the patrimonial and personal dimension of this project, rooted in Lyon’s urban history and the group’s development. The SPL Lyon Part-Dieu also welcomed this acquisition, considering it a lever for transformation and acceleration of the site’s changes, particularly on the district’s upper slab.
A Lyon Group Undergoing Diversification
Founded in 1999, the DCB Group develops and rehabilitates real estate assets in France, in the areas of offices, managed residences, and logistics platforms. In 2024, it achieved a turnover of 101 million euros. Its property and investment activity now represents 240 million euros in owned real estate assets, generating 12 million euros in rental income.
As part of its diversification strategy, the group also created CB Energy, in partnership with Wattmen, to offer solutions for storing and producing green energy.
