Lyon, January 10, 2026 – The real estate market in Lyon confirmed its recovery in 2025, according to the Observatoire de Particulier à Particulier (PAP). Average property prices across the city increased by 0.9%, reaching €4,595 per square meter. However, this increase is not uniform, with significant variations observed across Lyon’s different arrondissements.

Districts with the Most Significant Increases

The 4th arrondissement, located on the Croix-Rousse hill, recorded the highest price increase, with a 1.5% rise, bringing the average price per square meter to €4,950. PAP attributes this growth to the district’s ‘village atmosphere, quality of life, and captivating city views,’ which continue to attract buyers. Demand in this area consistently outstrips supply, driving prices upward.

The 1st arrondissement, nestled between the slopes and the Presqu’île, followed with a 0.9% increase, pushing its average price per square meter to €5,080. PAP notes that this ‘dynamic district, highly sought after by students and urban life enthusiasts, maintains its appeal.’ The housing stock here often consists of smaller, older properties, yet strong demand keeps prices robust.

The 7th arrondissement saw an increase of 0.8%, with prices reaching €4,570/m². PAP describes this market as remaining ‘accessible.’ Meanwhile, the 8th arrondissement experienced a 0.7% rise, with prices at €4,146/m², maintaining its reputation for good value for money.

Districts with Moderate Increases

The 5th arrondissement witnessed a more modest increase of 0.6% in 2025, with prices settling at €4,050/m². According to PAP, ‘the moderate price increase reflects stable demand, driven by families seeking calm and space. Less subject to speculative pressure, it maintains a certain regularity.’

The 3rd arrondissement also saw a slight increase of 0.5%, with prices averaging €4,511/m². ‘This can be explained by a more diversified supply and a certain market stability. Residential areas like Montchat remain sought after, but without exuberance,’ explains PAP.

The 9th arrondissement experienced the weakest price progression, remaining the least expensive district in Lyon with an average of €3,705/m². ‘Vaise and its surroundings attract budget-conscious clients. The potential for revaluation exists but remains to be realized. For now, stability dominates, with gradual evolution,’ states the real estate website.

Districts Resisting the Upward Trend

Notably, only two arrondissements resisted the general upward trend in Lyon’s real estate market, experiencing price decreases:

  • The 2nd arrondissement saw a 2.1% drop, with prices at €5,420/m².
  • The 6th arrondissement also recorded a 1.5% decrease, with prices at €5,420/m².

These figures highlight a dynamic and varied real estate landscape within Lyon, where localized factors continue to play a crucial role in price evolution.
