New Housing Project in Lyon’s Croix-Rousse Offers Homes from €134,000
Lyon, August 11 – A new real estate development has been launched in the highly sought-after Croix-Rousse district, located in Lyon’s 4th arrondissement. The project, spearheaded by developer Perl, introduces 13 new apartments for sale under a bare ownership scheme, offering significantly reduced prices compared to traditional full ownership.
This innovative approach allows apartments, situated just a short walk from the Hénon metro station (Line C), to be sold from as low as €134,000. This represents a reduction of nearly 40% from the typical market prices in an area where the average apartment price climbs to €5,242 per square meter.
Strategic Location and Modern Amenities
The future residence is located at 69 rue Jacques-Louis Hénon, directly opposite the Gustave-Auguste Ferrié square. Its prime location ensures excellent connectivity, with the famous Mur des Canuts just 350 meters away and the Hénon metro station (Line C) a mere 200 meters from the building. Several bus lines are also accessible within 100 meters, making it highly convenient for residents.

The bare owner possesses the property without the right to use it or receive income from it for a defined period, typically between 15 and 20 years. Conversely, the usufructuary has the right to use the property, manage its rental, and collect associated income.
This mechanism, similar to the real solidary lease, provides an opportunity for buyers with more constrained budgets to acquire property in a highly competitive and expensive market like Lyon.

The delivery of these new homes is anticipated for the second quarter of 2029.
