Lyon, August 24 – The average price of apartments in Lyon has fallen by 11.5% over the past five years, settling at 4,509 euros per square meter. This substantial decrease comes after several years of spectacular increases, marking a significant correction in the local real estate market.

Significant Drop in Lyon’s Real Estate Market

According to data from Particulier à Particulier, the current average price for apartments in Lyon stands at 4,509 euros/m². This represents a 1.3% decrease compared to the previous year and a more notable 11.5% decline over the last five years. This reduction is more pronounced than in any other major metropolitan area in France.

Varying Prices Across Lyon’s Districts

The real estate landscape within Lyon is not uniform. The 9th arrondissement currently boasts the lowest average apartment price at 3,685 euros/m². In contrast, the 6th arrondissement, home to the prestigious Brotteaux district, remains the most expensive, with an average price of 5,480 euros. The 2nd arrondissement follows closely behind at 5,110 euros/m².

This downturn follows a peak in 2023 when Lyon’s prices averaged 5,200 euros. “The 11.5% correction over 5 years brings Lyon prices back to levels close to 2020,” explains Roman Rainfray, a research officer at PAP. He suggests that this development reopens opportunities for potential buyers.

Future Outlook and Market Predictions

PAP estimates that a further decrease of 1 to 2% could occur within the next 12 months, indicating a continued adjustment in the market. This ongoing correction could further benefit those looking to invest in Lyon’s property market.

This trend is particularly noteworthy given the previous rapid escalation of property values in the city. The current market conditions offer a different dynamic for both sellers and prospective buyers, shifting from a period of intense growth to one of price stabilization and reduction.
